Terms of Service
These Terms of Service ("Terms") govern your access to and use of Investrello, our property investment and management platform, including the website, web app and any related services (together, the "Service"). Please read them carefully.
By creating an account, starting a trial, or otherwise using the Service, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, do not use the Service.
1Who we are
The Service is operated by Investrello ("Investrello", "we", "us" or "our"). You can reach us at support@investrello.com. References to "you" mean the individual or entity using the Service.
2Eligibility & accounts
You must be at least 18 years old and able to form a binding contract to use the Service. Investrello is designed primarily for users analysing and managing property in the United Kingdom.
- You must provide accurate registration details and keep them up to date.
- You are responsible for keeping your password secure and for all activity under your account.
- Notify us promptly at support@investrello.com if you suspect any unauthorised use of your account.
- One person or entity may not maintain more than one free trial.
3Subscriptions, trials & billing
Investrello is offered on paid subscription plans, billed monthly or yearly. Specific plan features and prices are shown on our pricing page and may change over time.
- Free trial. Paid plans start with a 7-day free trial. We collect your payment details up front. Unless you cancel before the trial ends, your subscription begins automatically and the first billing period is charged.
- Payment processor. Payments are handled by our reseller and Merchant of Record, Paddle, who appears on your statement and manages invoicing and applicable VAT/sales tax. Your purchase is also subject to Paddle's buyer terms.
- Renewal. Subscriptions renew automatically at the end of each billing period at the then-current price until cancelled.
- Cancellation. You may cancel at any time; access continues until the end of the period you have paid for. We do not provide pro-rata refunds for partial periods except where required by law.
- Price changes. We will give you reasonable advance notice of any change to recurring charges, which takes effect at your next renewal.
4Acceptable use
You agree not to:
- use the Service for any unlawful, fraudulent or harmful purpose;
- upload data you have no right to use, or that infringes another person's rights or privacy;
- attempt to access accounts, data or systems that are not yours, or probe, scan or breach our security;
- copy, scrape, reverse-engineer, resell or create derivative works from the Service except as permitted by law;
- overload, disrupt or interfere with the Service or other users' use of it; or
- use the Service to build or train a competing product.
5Your content & data
You retain ownership of the property, tenancy, financial and other information you enter into Investrello ("Your Content"). You grant us a limited licence to host, process and display Your Content solely to provide and improve the Service for you.
You are responsible for the accuracy of Your Content and for holding any necessary rights or consents, including, where you record tenant information, for handling that personal data lawfully. How we handle personal data is described in our Privacy Policy. You can export or delete your data at any time from your account settings.
6Intellectual property
The Service, including its software, design, content, branding and calculations, is owned by Investrello and its licensors and is protected by intellectual-property laws. Subject to these Terms, we grant you a personal, non-exclusive, non-transferable, revocable licence to use the Service for your own property analysis and management. All rights not expressly granted are reserved.
7No financial, tax or legal advice
Investrello provides calculators, models, verdicts, projections, reports and templates as tools to help you organise information and form your own view. They rely on assumptions and on data you supply, may not reflect your full circumstances, and may be inaccurate or out of date.
- Outputs such as yield, cash flow, stress tests, "Buy / Hold / Pass" verdicts and projections are estimates, not recommendations.
- Year-end reports and document templates are provided as records and starting points only and are not tax returns, legal documents or professional advice.
- Reference figures (e.g. market averages, base rates) are indicative and not guaranteed.
You are solely responsible for your investment, financing, tax and letting decisions. Seek advice from a suitably qualified accountant, solicitor, mortgage broker or financial adviser before acting.
8Third-party services
The Service relies on third parties such as our hosting and database provider, payment processor and authentication providers. Your use of those features may be subject to the relevant third party's terms. We are not responsible for third-party services we do not control.
9Availability, changes & beta features
We work to keep the Service available but do not guarantee uninterrupted or error-free operation. We may modify, suspend or discontinue features, and may offer beta or experimental features that are provided "as is" and may change or be removed at any time.
10Disclaimers
To the maximum extent permitted by law, the Service is provided "as is" and "as available", without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy or non-infringement. We do not warrant that the Service, or any figure or output it produces, will meet your requirements or be accurate, complete or reliable.
11Limitation of liability
Nothing in these Terms limits liability that cannot be limited by law (including for death or personal injury caused by negligence, or for fraud). Subject to that:
- we are not liable for any indirect, incidental, special or consequential loss, or for loss of profits, revenue, data, goodwill or anticipated savings, or for any investment, financing, tax or letting losses arising from your reliance on the Service; and
- our total aggregate liability to you arising out of or in connection with the Service is limited to the greater of the amounts you paid us in the 12 months before the event giving rise to the claim, or £100.
12Indemnity
You agree to indemnify and hold Investrello harmless from claims, losses and costs (including reasonable legal fees) arising from your misuse of the Service, your breach of these Terms, or Your Content, including any personal data you process through the Service unlawfully.
13Suspension & termination
You may stop using the Service and delete your account at any time. We may suspend or terminate your access if you breach these Terms, fail to pay, or where necessary to protect the Service or other users. On termination, your right to use the Service ends; sections that by their nature should survive (including ownership, disclaimers, liability limits and governing law) will survive.
14Changes to these Terms
We may update these Terms from time to time. If we make material changes we will take reasonable steps to notify you, for example by email or an in-app notice. Continuing to use the Service after changes take effect means you accept the updated Terms.
15Governing law
These Terms and any dispute arising from them are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction, except that if you are a consumer you may also benefit from any mandatory protections of the country where you live.
